Understanding Oxford's split housing market before the first ladder goes up.

Oxford's exterior painting demand splits sharply along its town-and-gown line. Within walking distance of Miami University's campus and the Uptown Historic District near High Street and Poplar Street, roughly 32.22% of housing is large apartment complexes and another 16.08% is duplexes or converted homes, driven by a student population with a median age of just 21.1. Landlords here want fast, budget-conscious turnover repaints timed to the August move-in rush, not showroom-quality finishes on every wall. Move a few blocks out into Oxford Township, though, and the picture flips completely — median household income runs $126,458 with a 0% poverty rate, and homeowners there commission premium two-coat exterior repaints in the $3.40 to $5.80 per square foot range on larger single-family homes.

Age of the housing stock matters just as much as who owns it. Many properties near campus and inside the Uptown Historic District predate 1978, which means scraping and sanding weathered wood siding on those three- and four-bedroom student rentals is a covered EPA RRP renovation activity, carrying noncompliance exposure of up to $37,500 per day for crews without lead-safe certification. Oxford's own permitting rules add a second wrinkle: the city requires no permit for siding or painting work citywide, but any repaint visible from the street inside the Uptown Historic District triggers a Certificate of Appropriateness review from the Zoning Administrator before a single scraper touches the trim on those Victorian-era rentals.
